Terms & Conditions
1. Scope of application
These terms apply to bookings made directly through the Domus63.com website.
Bookings made through Booking.com, Airbnb or other portals remain subject to the terms and conditions of the respective portal.
2. Bookings up to 30 days
For stays of no more than 30 days, the guest can complete the booking directly through the website: select the dates, check availability and the price, enter their details and pay online.
The booking is confirmed once the requested payment has been completed. The guest receives confirmation at the email address provided.
3. Payment
For stays up to 30 days, payment of the amount shown during the booking process is required.
Payment is processed through the online payment system integrated into the website's booking engine.
4. Free cancellation within 24 hours
Domus63 voluntarily grants the guest the option to cancel the booking free of charge within 24 hours of making it and to obtain a full refund of the amount paid, provided that at the time of booking at least 14 days remain before the scheduled check-in date.
If fewer than 14 days remain before arrival at the time of booking, this option does not apply.
5. Later cancellation
After the first 24 hours, or when the free window described above does not apply, the booking becomes non-refundable, unless otherwise agreed in writing with Domus63.
In the event of cancellation, no-show, late arrival or early departure, unused nights are not refunded.
Domus63 may, at its own discretion and without this constituting a right of the guest, propose a change of dates or another alternative solution.
6. Date changes
Requests to change the dates:
- are subject to availability;
- must be approved by Domus63;
- may involve a price difference charged to the guest;
- do not automatically entitle the guest to a refund or to keeping the original rate.
7. Cancellation by Domus63
If Domus63 cannot guarantee the stay for reasons attributable to the property or its management, the guest is entitled to a full refund of the amounts paid for the booking concerned.
8. Check-in and check-out
Standard check-in is from 3:00 PM. Check-out is by 11:00 AM.
Requests for early arrival or late departure are subject to availability and must be expressly confirmed.
9. Duration and release of the property
The booking grants the guest the right to use the accommodation exclusively for the period indicated in the booking confirmation.
The stay ends automatically on the check-out date and time indicated in the booking.
The guest undertakes to leave the property by that deadline, free of people and personal belongings, and acknowledges having no right to extend the occupation beyond the booked duration, except with the prior written authorisation of Domus63.
Any stay beyond the agreed deadline must be authorised in advance in writing by Domus63 and may result in the charging of the resulting amounts and costs, without prejudice to any further rights provided by law.
10. Number of guests
The number of occupants may not exceed the number communicated and authorised at the time of booking.
Any changes must be communicated in advance.
11. Use of the apartment
The guest must use the property with care and in compliance with the law, the house rules and the quiet enjoyment of the building's residents.
Unlawful uses, parties or unauthorised events, and the presence of additional undeclared occupants without authorisation are not permitted.
12. Damage
The guest is responsible for damage caused wilfully or through negligence to the property, its furnishings or equipment during the stay, excluding normal wear and tear resulting from correct use.
Domus63 may request reimbursement of actually incurred and documentable costs arising from damage, missing items, loss of or damage to keys or access devices, or extraordinary cleaning made necessary by a non-compliant use of the accommodation.
Any damage must be reported promptly.
13. Stays longer than 30 days
Stays longer than 30 days must not be considered definitively bookable through the website's standard automatic flow: they require direct contact with Domus63 and receive a personalised proposal.
Rates for these stays can be significantly more convenient than the daily rates intended for short stays.
The total automatically shown by the system when selecting more than 30 days does NOT constitute a valid quote for long stays: it simply results from applying the daily rates for short stays.
14. Confirming a stay longer than 30 days
Once the duration, rate, number of occupants and main conditions have been agreed, Domus63 may request a booking amount equal to 25% of the amount agreed for the first month.
This amount is credited to the first month and does not constitute an additional cost. It is fully refundable if the guest withdraws within 24 hours of payment; after 24 hours it is non-refundable in the event of the guest's withdrawal, unless otherwise agreed in writing.
15. Contract for stays longer than 30 days
The relationship relating to a stay longer than 30 days will subsequently be governed by a separate written contract.
The contract will define at least: the rent, duration, deadlines, payment methods, any deposit, utilities and expenses, termination conditions, occupants, the parties' obligations and the other elements required by the applicable regulations.
16. Documentation for long stays
The guest must provide the data and documents necessary to prepare the contract.
If, after the first 24 hours, the guest does not proceed without justified reason, Domus63 may release the previously reserved dates again.
17. Communications
The guest is responsible for the correctness of the email address and telephone number provided.
Domus63 may use these contact details for communications relating to the booking and the stay.
18. Acceptance
By completing a direct booking, the guest declares that they have read and accepted the Terms & Conditions, the Cancellation Policy and the Privacy Policy.
For stays longer than 30 days, these terms govern only the preliminary phase; the subsequent relationship is governed by the separate contract.
